HOW THE TIME IS LOST, EVERY DAY!

Construction Process has four essential phases, in general.

The following:

1.      Planning Phase

a.      Tasks and objectives.

b.      Articulating and defining the goals for the project and evaluating the feasibility of the plan.

c.      The owner, the architect, the construction manager have early discussions on what is to be built.

d.      For architects this phase is called Conceptual Design.

 


2.      Preconstruction Phase

a.      Tasks and objectives.

b.      Project architect commences with construction documents to be submitted for building permit.

c.      Schematic Design first – Drawings 20% complete..

d.      Design Development second – Drawings 70% complete..

e.      Construction Documents third – Drawings 100% complete.

f.       Total construction project budget prepared.

g.      Critical path schedule is prepared.

 


3.      Construction Phase

a.      Tasks and objectives.

b.      Construction manager and contractor will transition the project into actual construction.

c.      Professional team of architects, engineers and consultants are shaping the Construction Administration.

d.      Construction Administration performs quality control inspections, respond to requests for information, review and approve submittals, etc.

e.      Construction manager services include on-site project management, oversee quality control and monitor the contractor’s safety program.

f.       Coordinates permits, technical inspections, equipment testing and systems commissioning to ensure they are on track.

 


4.      Close-out Phase.

a.      Tasks and Objectives.

b.      More than completion of the punch list process, is turning over the project to the client for occupancy.

c.      Clients must be provided with all project information.

d.      A construction closeout document list.

e.      All closeout documents (manuals, warranties, as-builts, final accounting).

f.       A formalized process called Commissioning delivers the final Commissioning Report.

g.      Training the Owner in hoe to use their facility.

Generally it is:

WHERE THE TIME IS LOST?

The time is lost between team players, as well as when there is a slow payment from the owner.

One of the most difficult issues is the team’s history in construction, whether the team has a long time spent altogether in the past.

Unfortunately! When the construction team is consisted on, mainly, by new group of engineers in a large scale project then there may be (shall be) conflicts between parties.

Project planner runs the project management tool on behalf of Construction manager so as to visualize all the project scope, as well as the resources and time plan.

This plan is to be circulated over the construction administration and updated before every construction meeting.
