Testing and Commissioning
From my personal experience out
of Thermal Energy storage – Off peak Air-conditioning – Ice Storage Plants, in this
day I shall present you the full story of Testing and Commissioning.
See below four steps:
1. PRE-COMMISSIONING
2. TESTING
& COMMISSIONING
3. PERFORMANCE
TESTING
4. OPTIMIZATION
PRE-COMMISSIONING
This is the period of completing
the Design and that of budgeting and call for tender.
The Commissioning Provider is
called for the Design Review, so there is always a time lag to reach the Tender
Date.
Then, is Procurement phase, by
the Contractor as well as the shop drawings in order to send Work orders.
The Commissioning Provider is
called for examine the submittals whether they meet MEP specifications and
drawings.
Next step is Installation by
sub-contractors with the help of shop drawings and Foreman’s supervision.
The Commissioning Provider is
called to oversee the installation and keep notes on pre-commissioning forms.
Flushing is a required process on
all equipment as well as on all piping.
The Commissioning Provider is
called again to check the process.
Project Management is an
obligation of the Contractor together with Quality Assurance and Quantity
Surveying.
COMMISSIONING
Starts with the completion form
of “READY FOR COMMISSIONING”, by the Contractor.
The Commissioning Provider is called to check
that Ice storage plant is completed, Construction Check lists and Point Lists
are updated as well as the as built drawings are in hand.
Sequence of operations is clear
to BAS provider and the BAS Architecture is updated.
Next step is Start up of all
machinery by Manufacturer’s Service Team.
The Start-up Report is clear of every
comment regards machinery performance failure.
The Commissioning Provider is
called to verify
Start-up procedures with help of Graphics Display of BAS.
Last important is signage of all
|every machineries as well as every piping arrangement.
The Commissioning Provider is
called to verify all signs in the plant room.
PERFORMANCE TESTING
In this step a full measurement is
done on all flow rates, temperatures, current drawn, power input, etc
Calculations on EER are done on
all cycles of Ice storage plant.
The Commissioning Provider is
called to verify measurements and calculations.
OPTIMIZATION
Here we start with trending through
BAS all ice storage cycles for 3 working days of the week, as well as
non-working days.
We trend the Occupancy profile of
the Building for 1 or 2 weeks.
We make minor changes in ice
making time plan, in order to get best results.
Alternative Electricity tariffs
are very important, to consider at this time.
Last and important is Operators
Training as well as a 2-year Service Contract with Main Manufacturer and equipment
provider.
The Commissioning Provider is
called to verify this Optimization step.
